You don’t need to be the one explaining loan programs, and buyers don’t expect that from you either. What they do need is a Loan Officer who can walk them through what they can actually afford, what a down payment and closing costs realistically look like for their situation, and what steps might strengthen their position before they start touring homes.

A buyer who’s had that conversation shops differently. They know their range, they understand their timeline, and they’re not discovering financing surprises three weeks into a contract. That makes your job easier too.

Not every buyer fits the same box, and that’s fine

Traditional financing works well for a lot of people. It doesn’t work for everyone, and that’s not a problem, it’s just a starting point. A buyer with nontraditional income, a smaller down payment, or a property that doesn’t check every standard box may need a different approach entirely.

When buyers understand their options early, you can focus the home search more effectively and catch potential issues before they become last-minute surprises.
