Common Mortgage Terms That Trip Buyers Up

 

Pre-qualification vs. Pre-approval

 These sound similar but are very different. Pre-qualification is an estimate based on self-reported information. Pre-approval means a lender has verified income, credit, and assets. It gives buyers a stronger position when submitting an offer.

PMI (Private Mortgage Insurance)

This is usually required when buyers put down less than 20 percent. It protects the lender, not the buyer. Knowing how PMI works and when it can be removed helps clients understand the full cost of their loan.

Points

Some buyers are offered the chance to “buy down” their interest rate with points. One point equals one percent of the loan amount. Whether it makes sense depends on how long they plan to stay in the home.

Escrow

 An escrow account helps pay property taxes and homeowners insurance. The lender collects a portion of these costs each month along with the mortgage payment. This can make budgeting easier and reduce surprise expenses.

More Than Just the Usual Loan Options

FHA, VA, USDA, and Conventional loans are well known, but they are not the only options available. There are excellent programs for clients who do not fit the traditional mold or who want more flexibility in their home financing.

Non-QM Loans

 Designed for self-employed buyers and those with unique income sources, Non-QM (Non-Qualified Mortgage) loans provide access to financing when standard guidelines fall short.

Manufactured Home Loans

 Today’s manufactured homes meet strong construction standards and can be a smart, affordable option. USDA loans, for example, offer 100 percent financing in eligible rural areas, including for manufactured homes.

Jumbo and Renovation Loans

 Whether your buyer needs a larger loan or plans to renovate, there are specialized options that can support their goals and open up new opportunities.
